It is now a Legal requirement under “The Energy Performance of Buildings (Certificates and Inspections) Regulations (Northern Ireland) 2008”, that all property transactions, whether they are For Sale or To Let in the UK require an Energy Performance Certificate (EPC). Legally, if anyone viewing your property requests to see the Energy Performance Certificate this must be provided to them. It is the home owner's responsibility to obtain the Energy Performance Certificate. 

An EPC is essentially a document which states the energy efficiency of a building showing carbon dioxide ratings in bandings from A to G, with A being the least polluting and G being the most.Even if you are not selling or renting property you can still order your EPC and see how you can save on your energy bills.

The performance of the building is then benchmarked against current building standards and cost effective improvements recommended which willl help you to save energy through alternations and adjustments to your home.

It is of utmost importance that you have an EPC carried out on your property. Failure to do so could result in a financial penalty of £200 for every breach where a certificate is not in place.
